Noida-Greater Noida stretch of Delhi Metro expected by 2017

Metro connectivity linking Noida with Greater Noida received a new push recently when a Memorandum of Understanding was signed between Shankar Agarwal, Secretary, Government of India, Mangu Singh, DMRC Managing Director and Rama Raman, Noida and Greater Noida Authority Chairman, at a function held in Noida.

The new Delhi Metro extensions will be from City Centre to Noida sec 62 (6.7kms stretch) and Greater Noida (29.7 kms stretch)

The City Centre to Sector 62 line is a Rs.1816 crore project and will have 6 stations including proposed station locations of sectors 34, 52, 59, 61, 62 and Electronic City (NH24).  The other stretch from City Centre to Greater Noida Extension will have 22 stations for which estimated cost is Rs.5064 crore. Both these projects are expected to complete by 2017.

While the metro line connecting City Centre to NH-24 will be a boon for Indirapuram residents, the Greater Noida line spanning areas including Pari Chowk, Knowledge Park II, K.P IV and Sectors Alpha 1 and 2, will surely reduce travelling time from Noida to Greater Noida.

Noida Authority soon to start land possession along Noida-Greater Noida expressway

Noida Authority will soon start land possession process of over 500 acre land including Kondali and Momnathal villages in order to speed up development projects along Noida-Greater Noida Expressway.

The Authority officials said that in many villages including Kondali and Momnathal, land acquisition process has already been completed and soon, the land will be acquired by the Authority after imposing section nine. To speed up infrastructure work, the Authority will acquire khasra number 51, 89, 90, 115, 212, 213, 214, 215, 217, 220, 221, 222, 234, 255, 233, 259 etc in Kondali village and khasra number 159, 160, 421, 423,1 424 etc in Momnathal village. Meanwhile, service road connectivity and internal sectors road is hampered and causing woes to commuters and residents living along Noida Greater Noida Expressway.

“We have managed to acquire over 70 percent land in several villages and as per the new land acquisition act we can now use urgency clause. We are in process to acquire the above said khasras. We will apply section nine, under which, the authority will issue notices to farmers for possession of land,” the official added.

“Process under Section four and section six of land acquisition has been completed and now by applying section 9, the authority will issue notices for possession of land,” the official said.

“In many cases, process of acquisition almost completed and now under section nine, the authority will issue notices to farmers for possession of land. The process will complete soon and then several projects, which were hampered due to delay in land acquisition, will begin,” the authority officials said.

Additional CEO Rajesh Prakash added, “”Several projects were disrupted due to ongoing land acquisition row. Once the Authority will acquire land, the development work will speed up.”

The officials also said that in most of the villages, 70 percent land has been acquired by infrastructure projects and the authority is now going to acquire the left out 30 percent through urgency clause.

According to fresh land acquisition act, a prior-consent shall be acquired from 70% of land losers and those working on government assigned lands only in the case of public-private partnership projects 80% in the case of private companies. This consent also includes consent to the amount of compensation that shall be paid.

Modi Government’s efforts to boom realty sector in right direction: Crisil

Efforts by Narendra Modi Government to boost the real estate sector are in the right direction, a senior official from real estate ratings of Crisil said.

In one of the recent meets, Anurag Jhanwar, Director of real estate ratings at Crisil said, “Efforts being taken by the government are in the right direction. However, it will take some time to get the desired results.”

He particularly pointed out that the sector was largely unorganized and ease of funding was not there. Only 5 out of 100 files reaching banks are approved. There are neither any set benchmarks nor any set practices being properly followed.

He further added, “There is need for enhanced transparency in the real estate sector which can be achieved through self-regulation by developers. The good news is that we now seeing developers coming ahead and embracing this concept by opening themselves up for third party evaluation, which was a positive sign indicating dedication towards customer centricity and professionals.”

He spoke this at a function in Kochi after handing over Crisil’s seven star rating citation to one of the residential projects in South India. The key factors evaluated by Crisil in Star Ratings process are construction related risks, quality of legal documentation, financial flexibility/visibility of the project, innovative attributes of the project, background and track record of the project developer.
